Since 1993, Alan Holt has sold approximately $150 million in Austin real estate, including over $120 million in downtown Austin condominiums.
Holt began his real estate career in Austin shortly after graduating from college. After four successful years selling residential real estate, in 1997 Holt teamed with the group that would go on to develop the first true ‘loft’ condominium in downtown Austin – The Brazos Lofts. At the time, this project and its followup, a project called The Avenue and developed by the same group, were Austin’s first residential developments downtown in over fifteen years. Both projects proved wildly successful.
From 1997-2000, Holt worked exclusively on these projects in the capacity of sales and marketing manager, as well as coordinating interior finishouts and homeowner’s association matters.
In 2000, the team evolved and, with Holt in the capacity of Vice President of the development group, they developed The Plaza on Republic Square, a new 12-story, 60-unit project with rooftop pool at the corner of 5th and Guadalupe. Despite a market downturn resulting from the ‘dotcom bust’ in Austin, the project went on to sell out and proved successful for its initial investors and unit buyers alike. On the Plaza, Holt managed all sales and marketing activity, negotiated contracts with purchasers (and in some cases, renegotiated), oversaw all interior finishout, and was president of the homeowner’s association from 2001 – 2003 (through turnover to the resident board).
In 2004, Holt was tapped by the investment group that purchased the 98 condominium ‘shell’ units at the recently-completed Hilton Austin downtown to lead the sales and marketing effort. Named The 5FiftyFive, Holt managing a staff of five and was responsible for all matters related to sales, marketing and construction liaison, Holt sold and closed over 90% of the $70-million project by the time construction was complete.
Construction has always been an integral component of Holt’s sales focus. In 2007, Holt took time away from downtown condominium development and focused on smaller construction projects, buying, selling, and managing for his own account as well as contracting for clients. From late 2007 through 2008, Holt managed over 30 residential construction projects.
In early 2009 and after a significant change in the market, Holt ventured back into brokerage activity, representing owners and investors in the sale and purchase of several million in urban condominium inventory.
Since then, Holt has continued his efforts to diversify his skills and focus, including commercial brokerage and representing buyers and tenants of residential property. In the past year he has brokered numerous commercial transactions. Holt places the utmost value on representing his clients’ interests. With intimate knowledge of the details and process of condominium development, and his experience in negotiating literally hundreds of transactions, Holt offers unique expertise in representing both buyers and sellers. He strives to understand the forces that underscore value and trends in real estate, and has a knack for making complicated transactions simple, and stressful transactions smooth.
Holt lives with his wife, Cindy, two daughters (Haleigh – 16, and Hanna – 15) who are very active in the Austin High theater department, and son Gage – 10, an aspiring professional lacrosse player.
